About Planroom

Construction runs on paperwork. We make the paperwork run

Planroom is the document platform for small and mid-size GCs and subcontractors — change orders, document management, daily reports, submittals, RFIs, and bidding in one connected record. Self-serve, honestly priced, and built from the jobsite out.

Why we exist

The industry left small contractors a bad choice

🏢

Enterprise platforms

Powerful — and priced by quote, sold by sales teams, and installed by implementation projects. Five figures a year before anyone files a document. Built for the ENR 400, not an eight-person GC.

📧

Email + spreadsheets

Costs nothing upfront — and plenty in leaked margin: buried approvals, stale logs, version confusion, and records that fall apart exactly when a dispute needs them.

🧩

Point tools, per seat

One app for logs, another for signatures, a third for files — each with a per-user meter that punishes you for letting the whole crew participate.

Planroom is the fourth option: the complete document backbone, priced like a tool, bought like a tool.

How we operate

Principles we don’t bend

🏷️

The price is published

$149/month, everything included, right on the site. Hiding pricing behind a demo is exactly the kind of headache this product exists to remove — so we never will.

🚀

Self-serve or we failed

No demo gate, no onboarding project, no training day. If a foreman can’t figure it out on a phone at the site trailer, that’s our bug to fix.

🧾

Opinionated about the record

Signatures, time-stamps, audit trails, and logs that tie out. The record is what gets contractors paid and keeps them out of disputes — so the record comes first in every design decision.

🤝

Nothing fake, ever

No invented testimonials, no statistics we can’t back up, no stock-photo “customers.” The credibility on this site is real or it isn’t here.

Keaton runs preconstruction across three construction businesses and has been directly awarded more than $100 million in work over a 7-year career — pricing, papering, and arguing about scope changes from both sides of the table: as the GC issuing them and as the sub submitting them.

Planroom started as two problems from his own jobs. First, the change order chain: on work with a GC client, pricing changes, chasing approvals, and getting backup documentation to the owner was a constant, expensive mess — eight-figure volume, run on email threads and spreadsheets. Second, plan distribution: getting current drawings to the field, subs, and vendors, and knowing who was still building off the old set. That second problem is literally why the product is called Planroom.

He looked for a tool that solved both without an enterprise contract and a sales call, didn’t find one at a price a normal contractor would pay, and built it — the same way he built ScopeTakeoff, the estimating software contractors use every day. Verify the career on LinkedIn →

Editorial standard

What we write here

Every guide on this site — on change orders, daily reports, submittals, RFIs, and document control — is written and reviewed from real preconstruction experience, not scraped from other blogs. Where something is a rule of thumb, we say so. Where your contract governs, we say that too.

See what we built.

Change orders, documents, daily reports, submittals, and RFIs — one platform, one honest price. $149/month, no contract, no sales call.
